YouTube Ads for a Thailand property channel: 7,798 subscriptions at $0.14

Content for people considering property investment abroad or planning to relocate.

Maxim Makarov is a real estate agent and content creator working in the Thailand property market. He runs his own YouTube channel, sharing on-the-ground reviews of residential developments, explaining how foreigners can buy property and showing what life in Thailand is really like.

Main objective

Promote YouTube videos to attract new subscribers, increase views and build awareness of the real estate agent’s brand among Russian-speaking and international audiences interested in property in Thailand.

The goal was to develop a systematic promotion strategy that would attract a relevant audience with genuine interest, rather than simply inflate view counts, and could potentially become future clients.

Keyword research and campaign setup

We collected target Russian-language search queries about real estate in Thailand, from broad to commercial intent, including “Thailand real estate”, “buy property in Thailand” and “buy an apartment in Thailand”.
  • Thailand real estate;
  • buy property in Thailand;
  • buy an apartment in Thailand.

Based on these queries, we launched 3 YouTube campaigns, each with unique headlines built around its value proposition and video formats: short videos for Shorts and standard videos for In-Stream.

Results in the first 2 weeks: impressions — 9 836, clicks — 42, subscribers — 4 (CPS $37).

Campaign optimisation

After the test period, we optimised the campaigns:
  • paused Discovery and Gmail formats;
  • segmented key search queries;
  • added age targeting (25+ and 35+);
  • separated video formats: long videos ran only in the YouTube feed, while short videos ran in Shorts and In-Stream;
  • strengthened audiences interested in real estate.

Results after optimisation: impressions — 390 663, clicks — 1 141, subscribers — 759 (CPS $0,24).
