TEKALUX: generating leads for turnkey villas on the French Riviera

Lead generation for TEKALUX villa construction

TEKALUX builds and renovates villas and apartments on the French Riviera, delivering turnkey projects from design through custom furniture.

Main objective

Increase incoming Facebook leads. We tested funnels, creative formats and audiences to find the strongest combination and generate qualified leads at no more than €20 each.

Testing funnels with a quiz

Quiz funnel: The quiz was intended to identify prospects’ needs and qualify them. We tested renovation-process videos with voice-over and subtitles, as well as static direct-response ads. Lead costs reached €100, so we stopped this funnel.

Testing the lead form

Most leads came through a form adapted for Russian-, French- and English-speaking audiences. We added questions about the property type, the service required and contact details. A high-intent submission step helped filter out unqualified prospects.

Testing audiences

  • Russian-speaking
  • French-speaking
  • English-speaking

We also tested Business class and Luxury yacht interests. English-speaking audiences did not perform and were excluded. Interest-based audiences generated leads from €15, while broad audiences without interests ranged from €20 to €100. We continued with interest-based campaigns segmented by language.

Testing creative formats

Static ads were discontinued because of weak performance. We tested before-and-after videos and renovation tours with voice-over and subtitles or on-screen text. Results depended on the footage, so we reviewed each launch and shifted budget to stronger ads. In this narrow audience, frequency rose quickly and creatives fatigued; we refreshed them every 1–2 weeks.

Key takeaways

We tested lead forms, interests, audience groups and creative formats to identify a reliable source of qualified leads for TEKALUX. The winning setup combined a well-designed lead form, relevant interests, language-based audiences and refreshed video creative. We will continue this approach while testing a website funnel and improving the landing page to raise lead quality.

Next steps

We will continue using the proven combination of lead form, audience, interests and creative. In parallel, we plan to test a website funnel. Leads may cost slightly more, but the expected improvement in quality is a higher priority for the business.
