Objectives for Dubai real estate advertising
Campaign objectives
The objective was to meet the campaign KPIs:
– Generate at least 10 leads per day;
– Keep cost per lead at or below $21.
To achieve these targets, we needed to test hypotheses and identify the strongest combination of landing page, offer and creative.
Initial launch: testing audiences and offers
We began promoting Dubai property with broad tests of audiences and offers.
We launched campaigns simultaneously in several countries using different creatives and landing pages.
Early findings:
- Broad audiences produced a high cost per lead.
- Some offers did not interest the target audience.
- Clicks were inexpensive, but conversion remained low.
The test results gave us a starting point for analysis and for splitting campaigns into more focused groups.
Segmenting countries by performance
We segmented countries by lead cost and quality and created a priority list:
| Country | Leads | CPL ($) |
|---|---|---|
| United States | 253 | 23 |
| Canada | 87 | 24 |
| Greece | 71 | 20 |
| Malta | 41 | 19 |
| Cyprus | 28 | 19 |
| Portugal | 18 | 16 |
| Czechia | 16 | 16 |
Actions: We switched off countries with expensive leads and grouped markets into Tier 1 (Italy, Monaco, the Netherlands, Spain, Sweden, Switzerland, Denmark, Belgium, Austria, Portugal, Cyprus, France and Germany) and Tier 2 (Luxembourg, Czechia, Romania, Malta, Liechtenstein, Greece and Poland) for scaling.
Creatives: from static to video
We tested two main formats:
- Static: banners featuring apartments, prices and logos;
- Video: brokers on camera, apartment tours and short teasers.
Hypotheses: live broker videos could build trust, while offers with a clear extra benefit (bonuses, discounts or purchase terms) could raise click-through rates.
Best combinations: a broker video asking “How can you buy property in Dubai with cryptocurrency?” and a banner highlighting “Buy an apartment in Dubai with an 8–15% annual yield”.
Offers that worked
Among dozens of tested offers, these unconventional messages performed best:
Top offers:
- “Invest in Dubai: 0% instalments + rental income”
- “Property from $150,000 with the option to obtain residency”
- “Buy at 80% of the price — exclusive terms from the developer”
- “Pay in cryptocurrency: USDT, BTC or ETH accepted”
- “Get a Golden Visa when you buy property from $200,000”
Less effective: “Apartment catalogue” (low CTR and high CPL) and “Property for living in Dubai” (too broad).
Landing pages
We tested 2 main approaches:
- A catalogue landing page with many properties;
- A Meta lead form followed by a thank-you page with a booking option.
Findings:
- The catalogue took longer to load but produced higher-quality leads.
- Meta lead forms cost less but converted fewer leads into sales.
Scaling successful campaigns
After identifying effective combinations, we began scaling:
- Launched campaigns in more focused locations;
- Increased budgets for offers that worked;
- Separated campaigns by creative format.
We also introduced a regular creative cycle: filming new broker videos 2 times a month and producing new banners every week.
Results in numbers
$21 123
Total ad spend
903
Total leads
$23,3
Cost per lead
Conclusion
Our tests established a steady flow of leads, at times reaching 21 per day at up to $18 each. The winning combinations give us a basis for reducing lead costs further and scaling campaigns.
Key findings:
- People respond better to offers with a specific benefit than general descriptions like “live by the sea”.
- Live videos with brokers build more trust than stock videos or banners.
- Offers featuring cryptocurrency, visas and discounts produced top results.
- Lead forms are useful for volume, but less effective for lead quality.
- Scaling requires a steady supply of unique content, especially video.
Plans and next steps
We plan to continue with the strategy that has proved effective:
- Keep countries in Tier 1 and Tier 2 groups, compare their performance and switch off weaker creatives based on early results.
- Lead with purchase terms that stand out from competing offers and break through banner blindness.
- Focus on video creatives, which generated most of the leads during the campaign.
This approach should support steady results and further scaling as budgets increase.
